Here is how it works

Under the Design/Build model the general contractor hires the architect directly and becomes the “design-builder”. The architect no longer serves as the owner’s agent. The design-builder then creates drawings and construction documents per the client’s program needs and budget. Construction proceeds with the design-builder handling the full process from concept to completion.
